MARK. ashington (ap) - US interest averages on tight mortgage loans dropped to recent highs this past weekend, a tendency that has been helping the residential property sector rally this year. Mortgagor Freddie Mac says the median price on the 30-year mortgage has dropped to 3.34 per cent, the lowest according to notes going back to 1971.
This is a decline of 3.40 per cent last weekend and the current all-time low of 3.36 per cent achieved last months. Likewise, the 15-year old fixed-rate mortgage fell in size to 2.65 per cent. This is a decline of 2.69 per cent last weekend and also a new all-time high. Throughout the year, the median interest for the 30-year term was below 4 per cent.
Since the Fed began purchasing Pfandbriefe in September, it has continued to decline to promote more credit and expenditure. Lower mortgage interest has contributed to an increase in the sale of new and previously inhabited houses this year. Low interest levels have also prompted more refinancing. This usually results in lower mortgage repayments per month and more outlays.
Consumption is the driving force behind almost 70 per cent of the economy. Also, many individuals are not able to take full benefit of the low interest rate, either because they cannot get the qualifications for tighter credit regulations or because they cannot pay the large down payment that many bankers do. Averages do not involve additional charges, known as points, which most borrower have to owe to get the cheapest interest. A point corresponds to 1 per cent of the amount of the credit. Averaging 0.7 points, the 30-year credit spread was the same as last weekend. A one-year variable-rate mortgage with an interest averaged 2.55 per cent, down from 2.59 per cent.
Fees for one-year floating interest credits range from one-tenth to 0.3 points. A five-year floating interest mortgage increased its median interest from 2.73 per cent to 2.74 per cent.
